Properties

For users and managers. Agents use Statistics and do not see this menu.

Your listings live here — from the CRM and any you add by hand. Open a listing to fix photos and wording, mark it for the magazine, order print, or see its listing QR.


The listings list

Open Properties from the menu, or View latest properties on the home screen. Offices marked Not Real Estate Customer do not have this list — those home buttons stay on the page but do nothing.

You will see address, suburb, date, and flags such as Mag and Sold. Search or filter to find a listing. Click the address to open it.

Some offices also show a Status badge as the first column (Active, Pending, Off market, Sold, or Withdrawn). That is the listing’s CRM / feed status. It is not the Archive button, and it is not the same as a red Off feed hold on Current. Use Status to see whether the feed still has the listing as Active or Pending while Mag is ticked.

Typical workflow:

  1. Open Properties.
  2. Search or filter.
  3. Click the address. While you are on that listing the top menu (Personnel, Properties, Magazines, and the rest) is hidden so you stay on the listing. Use Back to property list, or the logo, when you are done. The same menu is hidden when you open a listing from a magazine or brochure (You are editing …) — use Close on the red bar to return to the page.
  4. Use Mag or Sold on the row when you only need a quick flag.
  5. Add starts a blank listing (managers and anyone else who has permission).

If a listing is missing, search first, then check Sold, Withdrawn, and Archived. Some offices have Auto-archive on: listings that have been sold or withdrawn for a set number of days move to Archived on their own. See Office options.

Some offices keep a listing on Current after it is sold, withdrawn, or drops off the feed — only while Mag is still ticked. That row is light red with a red bar, and Sold, Withdrawn, or Off feed appears next to Mag. Untick Mag to move it to Sold, Withdrawn, or Archived (whichever matches) and take it out of open magazines.


Add a listing

Use Add only when the CRM will not send the listing (a one-off or a correction). Most listings arrive on their own.

  1. Properties → Add.
  2. Enter the address and property type.
  3. Create — then add photos, wording, and agents on the listing.

Adding a listing by hand will not fix a CRM feed problem. If a known listing never arrived, ask your manager or support.


Edit a listing

The listing opens as a set of tabs. Work through the ones you need, then save.

Testimonials Testimonials, when your agency uses them
Contacts Vendors, buyers, and other people linked to this listing — only when the office CRM option is on. Notes, matter files, and seeded checklists live on this tab. Notes are searchable and can be edited or archived. Each note shows when it was written and who wrote or last changed it. Otherwise the tab stays unavailable.

You may not see every tab or field. Your agency chooses what appears — extra groups such as lease / rental, commercial, inspection times, or feature points are office options. See Office options.

Land Size and Building Size keep the number and the unit in the same box (m², hectares, acres, squares, or Sqft). US offices with US listing fields on default to Sqft for new listings. A listing that already has a unit keeps that unit.


Photos

On Images, upload and arrange the photos that will appear on magazines and print.

If your office has AI Image Categorisation on, photos on a new listing are described and given a category name after the listing has Long Copy and at least one photo. The job does not start on an empty new feed. Photos that already have a category are left alone. With Second pass on, one photo can also be named as the Hero for each Hero name your office set up (for example Hero Kitchen). Support can run either pass on an older listing for you.

If AI Image Position is on, a new listing's brochure slots (main photo, the next three, and the floor plan) are filled once, automatically — after the same Long Copy + photo wait, and after categorisation (and second pass, when that is on). After that only an empty floor plan slot is filled if a floor plan photo arrives later. Once you save this Images tab, the main slots stay as you left them. Add a category name Floorplan or Floor Plan if you want the floor plan slot filled. Support can re-run it on a listing for you.

AI Watermark Removal is a separate possible paid option. It cleans photos on listings that arrive after the office turns it on, on the slots they chose. Floor plans are never cleaned.

In the Print Editor you can still move, zoom, and swap a photo on the page. That change is for the page you are looking at — it does not delete the photo from the listing.


Wording

On Copy you will typically see:

  • Heading and long description
  • Magazine heading and magazine copy — use these for booklet wording
  • Short heading and short copy, when they are shown
  • Feature points and a video link, when they are shown

Fields with a green border come from the CRM. Heading and Long Copy keep updating from the feed. Magazine copy, Short copy, A4 / A3 Brochure, and the other extra copy blocks are filled once from Long Copy (and its heading). Later CRM updates do not change them.

Some offices see extra tools on copy fields (reload, trim, letter case). Those tools, extra copy blocks, Hold Mag, Status, Mag Selector, and the AI copy/photo products are listed on Office options even if your office does not have them on.

  • Reload copies Long Copy (and its heading) into that field again, including paragraph returns. If AI Text Shorten is on for that field, Reload also shortens it once. Save to keep the new wording.
  • Trim shortens the text to the length your office set for that field (or the office's recommended length if none is set).
  • Aa converts ALL CAPS to sentence case when your office has Smart Case on.

Type in an extra copy field and Save if you want to edit it by hand. The feed will not overwrite it. Use Reload on that field when you want Long Copy copied in again.

When Copy tools is on, a new listing that already has Long Copy and at least one photo gets the extra copy fields filled from Long Copy once, then Trim and Aa (when Smart Case is on), using the lengths your office set.

A few offices also have AI Text Shorten, a possible paid option. On a new listing that has Long Copy and a photo, the fields the office chose (for example A4 / A3 Brochure) are shortened once. Some use a simple cut; others get an AI rewrite. The rewrite does not repeat the street address, suburb, or bed / bath / car counts, because those are already on the brochure heading. It only applies to listings that arrive after it is turned on. Click Reload on a field if you want that shorten to run again. The job waits for Long Copy and at least one photo, the same as photo automation.

Extra copy blocks (sometimes called copy 4, 5, and 6, or custom titles such as A4 / A3 Brochure) appear on every listing once your office turns them on. Reload / Trim / Aa is a separate office option.

Each copy field shows Characters (what is there now) and, when your office has set a length for that field, Recommended. The same length reaches the MRE Agent phone app: when an agent edits a brochure, the copy fields that brochure uses carry your office's length for each field.


Include a listing in the magazine

To include a listing:

  • Tick Mag on the listings list, or
  • Turn on Show in Magazine on Details

Ticking Mag does not rebuild a magazine that is already open. Unticking Mag does not take a listing out of a booklet that already has it. In the editor, use purple Reload:

  • Reload All — rebuild the booklet from current Mag ticks
  • − Remove Property — drop one listing from this booklet
  • + Add Property — add Mag-ticked listings that are not in the booklet yet

Some offices have Hold Mag. Mag-ticked listings that are sold, withdrawn, or off-feed stay on Current in light red. That does not lock a magazine by itself — turn Hold on on the booklet you are still working on so those listings stay on the pages. Reload All still drops listings that are no longer active Mag ticks.

Mag Selector

Some offices have Mag Selector on Properties Current (the grey control after Withdrawn properties). It is not on Sold, Withdrawn, or Archived.

The window is Show in Magazine selection. Each block has its own Run. You will see a count, then confirm. The list Office, Agent, and Search filters do not apply. Select all Active has its own office list so you can build a booklet for a set of offices.

These tools only change Mag ticks. They do not rebuild a magazine that is already open. After you finish, use purple Reload All in the magazine editor.

Action What it does
Untick all Clears Mag on every listing in the agency (Current, Sold, Withdrawn, and Archived).
Select all Active Ticks Mag where Status is Active, the listing is on Current, and it is not sold or withdrawn. Pending is left out — tick those one by one if you want them in the magazine. Choose types, then offices. All offices start ticked; uncheck any you do not want in this magazine. No office is for listings with no office set.
Untick all by type Clears Mag on Mag-ticked listings of the types you check, on every list.
Select most recent sold Ticks Mag on the newest sold listings (the Sold tick, then sold date). Default 12, up to 50. If fewer exist, it ticks all of them. Off-market or leftover Active badges are not used.
Unselect all Sold / Withdrawn Clears Mag where Sold or Withdrawn is ticked.

Unticking Mag only changes the next Reload All. It does not remove a listing from a magazine that already has it.


Web ID and listing QR

Web ID is the listing page on your website (often from the CRM). That is the destination the listing QR opens.

Some offices have Web ID filled automatically from their website base URL plus the CRM listing ID. You can still change it.

To add or change a Web ID:

  1. Open the listing.
  2. On Details, find Web ID.
  3. Enter or edit the address, then Save.

Some offices also see Lock next to Web ID so a later feed does not overwrite it.

You cannot edit Web ID on the listing Statistics tab. That field is read-only there.

Statistics on the listing is for the magazine QR:

  • Copy the Short URL
  • Download the QR
  • Click Generate once if a short URL is missing (Web ID must already be saved on Details)
  • See scan figures for that listing QR

This listing QR is what magazines use. Brochures and bundles get their own QRs when you preview or print. Those do not replace this one. See Statistics and reports.


Order print from a listing

The Order tab is how most offices start a board or brochure for this listing.

  • Order History lists earlier jobs. Duplicate copies one so you can check it and approve again — the usual reprint.
  • Create Order is for the first time you order that piece on this listing: choose the type you always use, quantity, optional comment, then Save.

If something looks wrong

What you see What to try
